A ONCE-IN-A-GENERATION ALBERTA RECREATIONAL INVESTMENT OPPORTUNITY! Welcome to SILVER SUMMIT SKI RESORT. It is a truly unique four-season property nestled in Alberta’s beautiful backcountry. Only 50km north of Edson and 100km east of the Canadian Rocky Mountains. Once one of Alberta’s best-known ski destinations, Silver Summit features 177 ACRES+ OF EXISTING SKI HILL INFRASTRUCTURE, established ski runs, lifts, plus nearly 17,000 Sq ft of lodge/day-use facilities, accommodations, meeting/common areas and additional outbuildings. Historically known for its approximately 1,000 FT VERTICAL DROP, 17 runs and 4,000 ft chairlift. The property offers an incredible foundation for a buyer looking to revive, reposition, or completely reimagine this iconic Alberta destination. But Silver Summit is MUCH MORE THAN A SKI HILL! Approximately 10 MILES OF PRIVATE ACCESS ROAD are currently LEASED TO OIL & GAS COMPANIES, providing an existing income component while creating a unique connection between recreation and Alberta’s resource industry. The property itself is held under an existing LONG-TERM 100-YEAR LAND LEASE; offering an exceptional opportunity for ski operations, snowmobiling, outdoor recreation, retreats, tourism, accommodations, Indigenous partnerships, resource-sector uses or future development. The surrounding area has historically been a destination for skiing, snowboarding and snowmobiling. Additionally Silver Summit is connected to an extensive regional snowmobile trail network. Opportunities with this combination of HISTORY, INFRASTRUCTURE, RECREATION, EXISTING INCOME & FUTURE POTENTIAL are scarce to come by! (id:41202)
